Our syndication affiliate uses a proprietary valuation and due diligence approach to creating TIC plan syndications known as, "commercial real estate tenants-in-common fractional ownership syndications".  The key developer goals of each syndication that supports a new construction project include:

• Getting the developer's seed capital "off the table" so the developer can re-leverage his seed capital again and again.

• Eliminating the inherent conflict-of-interest between the developers and the investing-public who fund the transactions the developers promote.  This results in the investing-public getting the lion's share of the equity gain created as a result of on-time/on-budget development and stabilization of the resulting hotel project.  On the other hand, the developer ends up with the lion's share of the long-term equity gains and asset income-production.

• Utilizing the syndication program approach to increase equity contributions so as to induce a construction lender into providing a non-recourse loan for the construction and initial stabilization period of the hotel.  This is baked into the deal from the start.  If you need a non-recourse construction loan for this project, then you better talk to us sooner rather than later.

• Low Initial Retainer.  RMC's minimum retainer is still only $2,500 for new clients.  You can order custom demographics reports for as little as $250.00 for your project.

• Flat fee.  Once we identify a scope of work a flat fee is assigned and that is the cost paid for the service.  There are no extras (unless you order them).  Control of your destiny starts with controlling the budget.  

• On Time Completion.  Due diligence services are completed on a timely basis.  If the required document is not substantially complete and delivered by the due date, you get it free.  Real estate development opportunities are very time sensitive and you have to be on schedule to capture the opportunity.

• Report Quality.  We warrant the quality of our work.  You will see a sample report and the final report will be professionally-formatted and delivered as an electronic file.  If we can't make it satisfactory, the fee associated with that portion of the service is refunded.  We can't warrant an outcome, but we can warrant the quality of the product you purchase.
